 NEXT PHASE

With Phase 1 under construction and Phase 2 awaiting determination, Crest Nicholson will now be applying for Reserved Matters consent for the next phases of this development: Phases 3 – 5a and Local Centre. 

Out of the 380 homes established in the initial outline consent, Phases 3 – 5A will be providing the remaining 232 homes, varying from 1 – 5 bedrooms. Of these, 93 will be affordable – with varying tenures.

Character Areas

In order to maintain a sense of individuality throughout the community, each phase will have its own ‘character area’.

Phase 3

Phase 3 - Rosedale Gate

Located to the north of Andrews Lane, Rosedale Gate will be separated into two areas – divided by the proposed spine road. This will be a medium density area, with predominantly semi-terraced and terraced homes. It will focus on a traditional form of design, reflecting the rural location of Cheshunt. Notably, we are proposing gables in key locations to create a distinctive, varied street scene.

The Local Centre

Alongside Phases 3 - 5A, Crest Nicholson will be delivering a Local Centre as a separate phase - which will serve both new residents and the existing residents. This will include up to 604sqm of space, divided between a community hub and retail uses. The Local Centre will also be in close proximity to a new primary school and care home, which are subject to a separate planning applications.

Reference Images for Phase 5A

All of these buildings will be designed traditionally, reflecting the rural location. Pedestrians will be prioritised in this site, with a small-scale street network.

Phase 4 – Rosedale Park Centre

Rosedale Park Centre will include higher density housing closer to the spine road, and transition towards lower density development towards the public open space – softening the edge of the development. It will be designed with traditional forms of buildings, bearing modern and contemporary details. There will be key feature buildings at the centre of the site, providing frontage over focal spaces in order to strengthen the site’s placemaking.

Phase 5a – St James’ Quarter

With intentional separation from the rest of wider site, St James’ Quarter will provide a distinct, low-density development – emphasising an organic, rural feel. All houses will be detached, and front out onto green space.
