Public Open Space
Phases 3-5A and Local Centre will include provision of a new public open space, creating a publicly accessible park. This park will run through the site, providing improved habitats for wildlife as well as recreation opportunities both for new residents and for the existing local community.
Centrally located within this park, Phases 3- 5A will also include the provision of a new play area to provide play opportunities for children – both residents of the scheme, and those in the local area. This will be primarily equipped for older children, but will also include opportunities for young children.
Alongside these phases a 2-form entry Primary school, located on a 2-hectare site will come forward. This will ensure that the educational needs of the development are accommodated, as well as partially accommodating demand from the Rosedale Park South site.

Illustrative Example of Solar Panels
This development will exceed some policy requirements, both at the local and national level, illustrating Crest Nicholson’s commitment to delivering high-quality, sustainable homes. Furthermore, care will be taken to sustainability procure construction materials – including ensuring all timber is from certified sustainable sources.
Houses built as part of this development will include solar panels on the roof, ensuring every home is constructed to the highest sustainability standards. All homes will also have access to on-plot EV charging points. Alongside this, Crest Nicholson will be delivering all homes with non-gas heating. This ensures that all homes will be as energy efficient as possible, and deliver lower costs to future homeowners.
Crest Nicholson’s commitment to sustainability extends to transport, with a network of footpaths, cycle routes, and bridleways that connect the site to the wider area. Crest Nicholson will also be designing the road network for bus services – with bus stops located close to the community hub, and Crest Nicholson will also be making a contribution to bus services.
