
EXISTING PHASES
Rosedale Park was granted outline consent in 2020 by the Broxbourne Borough Council Planning Committee. This means that the principle of development on the site has been established. It is anticipated that the construction of all the new homes will be completed in the mid-2030s.
Crest Nicholson is bringing forward a reserved matters application, which contains the specific detail relating to the appearance, landscaping, layout and scale of the development.
The development will deliver a variety of home sizes and types for residents and families of different ages and backgrounds. Homes will generally be detached or semi-detached but will also include small terraces of up to 3 homes and maisonettes. The majority of dwellings will be 2 storeys with the addition of some 2.5 storey homes.

Phase 1A

Phase 1B
Phase 1A is almost complete, and Phase 1B will follow in construction, following two approved Reserved Matters applications in 2022 and 2023 for a total of 87 dwellings. Further information on Phase 1A can be found at www.crestnicholson.com/regentsbrook.


Phase 2
The Reserved Matters Application for Phase 2 is currently being determined by the Borough of Broxbourne and will provide 61 homes.
Phase 2 will include informal open space to the front of the site, and a pathway leading to development to the west. It will emphasise the ‘Arts and Crafts’ influences. This includes warm-toned brick, white render, and mock Tudor detailing on some properties to add variation. Other features will draw on the local area, and include bay windows, rendered gables, and chimneys in order to ensure that this development is an organic addition to Cheshunt.
